Land Charges and Local Searches

What are Land Charges?
Land Charges are any restrictions or legal obligations placed on a building or plot of land. Land Charge Searches form part of the conveyancing process when buying and selling a property and are designed to ensure that people buying properties are fully informed about any limitations or requirements.

A Full Land Search is in two parts:
1. LLC1 deals with all the registerable charges, for example tree preservation orders, improvement grants, listed buildings and planning agreements.
2. CON29 deals with issues such as road schemes, the planning history of the property and environmental matters.

The land search is normally submitted by the purchaser's solicitor. However, we also accept searches via the National Land Information Service (NLIS) hub. For more information about this service visit the National Land Information Service website.

Personal Search
A personal inspection of the Local Land Charges Register can be carried out by anyone upon payment of a fee. You may undertake a Personal Search by visiting the Council Offices between the hours of 10.00am-12.00pm and 2.00pm-4.00pm, 24 hours notice is required for an appointment. Please note a personal search does not provide all the information given in a full (LLC1 & CON29) search.

Optional enquiries (CON29 part 2s): £10 each

Common land optional enquiry (No.22) £15
Additional Enquiries (Non Standard): £12 each
Parcel Fees: £12 each
